Where can I park if I don’t rent a parking space?

There is lots of available parking on Snelling and St. Clair (right next to the building) and there are no time limits.

What are the income qualifications?

We require a gross income of 3 times the monthly rent to qualify. Incomes for all of the adult residents in the household can be used to qualify.

We also accept guarantors or liquid assets for qualifications. For details please give us a call at 651-209-0519.

Can I still move in if I don’t meet the minimum 3x rent income requirement?

There are other options that may allow you to still qualify to become a resident at Springs at South Broadway. Call our office at 651-209-0519 and let’s talk!

Current Grove Residents

Why doesn’t my water bill show up on my bill?

Your water and sewer are billed in 2-month cycles, so your first usage will likely show up on your third month’s statement.

What is a VCR charge?

A VCR charge typically occurs when your gas or electric accounts aren’t set up prior to the beginning of your lease. You’ll need to call the utility company and confirm that all is well with your account. Of course, you can always call the office staff for more details or guidance as well.

Can I transfer to another unit?

Do I need to acquire my own renters insurance?

You do not need to take any action to sign up for renter’s insurance. We will automatically enroll you in the Get Covered Master Policy program. This program satisfies our insurance requirement and provides up to $10,000 in content coverage for your belongings. It’s one less thing to worry about during your move! If you would like to use a third-party insurance company you are welcome to. Please contact our office for more information.

The Grove Fees

How much is it to apply?

The application fees include the following:

$60/per adult occupant
$200 administration fee
$300 deposit *additional deposit of one month’s rent may be required for conditional approval

Do you have garages?

Yes! We have two attached temperature-controlled garages. You can rent a space for $150 per month.

Are there any pet fees?

$300 per pet
$50 pet rent per pet

What is the average cost of utilities?

Utility Connection Fee: $45
Monthly Water/Sewer/Trash: $20-$40 monthly estimate

Is there onsite storage?

Yes! Onsite storage is available to rent for $50 per month.

Are there any other fees?

There is a $10 monthly management fee.
